Tile is unforgiving of humps and dips because it does not bend. The standard is 1/8″ over 10 feet, and large format tile wants even flatter. Set tile over a hump and it rocks, lippage appears at every joint, and the high tile takes every footstep like a hammer until it cracks.
Check with a long straightedge before anything else. Low spots get filled with self-leveler, high spots get ground down, and only then does the tile go on. While the prep dries is a fine time to get the room around the tile ready — paint the ceiling and walls first with our room paint and primer estimator, because painting after tile means taping fresh grout lines. Mix thinset with water, then walk away for ten minutes before you remix. That rest is the slake: the dry polymers and cement absorb water and hydrate fully. Skip it and the mortar feels workable but bonds weak, crumbles at the edges, and skins over faster than you can set tile.
After the slake, remix without adding water. Adding water to revive dead mortar breaks the chemistry and gives you a batch that will dust and fail. Thinset has about two hours of pot life, so mix what you can use in one. If it skins over in the bucket, dump it. And if your thinset is dying fast on the floor, the substrate is hot and dry — dampen it first, and work smaller sections.
Joints 1/8″ and wider take sanded grout; the sand gives the joint body and stops it shrinking and cracking as it cures. Joints under 1/8″ take unsanded, because sand in a tight joint will not pack, and it drags across delicate surfaces.
The rule you never break: never use sanded grout on polished marble, glass tile, or soft metal accents. The sand scratches the finish before you even finish floating it, and there is no polishing it out of polished stone. When you are staring at deep joints on a shower floor, remember grout shrinks and cracks in deep unfilled joints — pack in two passes rather than one heavy float. And caulk every change of plane — wall-to-floor corners get matching caulk, never grout, because grout in those joints cracks every time the room moves.
The sliver cut is the mark of a rushed layout: a two-inch sliver running the length of a wall, impossible to cut cleanly and impossible to unsee. It happens when you start tiling from the wall and let the math land where it lands.
Pros do it backwards: find the center of the room, dry-lay a full row of tiles with spacers toward both walls, and shift the whole field left or right until the end cuts land at least half a tile wide on both sides. Snap your lines from that layout, not from the wall. Walls are never straight, so your first row follows the chalk line, not the baseboard. Any tile over 12×12 gets back-buttered, no exceptions. You comb the substrate with the notch trowel, then skim the flat side of the trowel across the back of the tile, filling every void. That is how you reach 95 percent coverage on floors, which is the industry standard.
Tiles set on ridges alone hold air pockets underneath. Tap one and it sounds like a drum; stand on it long enough and the unsupported span cracks. Check yourself by lifting the third or fourth tile you set: if the back shows full, even contact with the ridges collapsed, your technique is right. If you see dry spots or standing ridges, adjust your angle and pressure before you set another fifty. It is also how you catch lippage early on large format tile, before the leveling clips go in.
Buy at least 20% extra. Herringbone is built almost entirely from cuts, and every 45-degree cut produces waste you cannot reuse. Small rooms push the waste even higher because cuts make up a bigger share of the field. Buy it all in one order from the same dye lot — a top-up order later almost never matches.
A 12×24 tile is large format, so use a 1/2″ × 1/2″ square-notch trowel and back-butter every tile with the flat side. The goal is 95% mortar coverage on floors. Set the tile perpendicular to your comb ridges, then slide it across them to collapse the ridges.
Drywall is fine for dry-area walls like a kitchen backsplash, but never in a shower, where you need cement board or a waterproof membrane. Plywood floors need cement board or an uncoupling membrane over the plywood, not tile straight onto the wood. Plywood flexes with humidity and foot traffic, and tile bonded to it cracks along the movement.
Keep everyone off for 24 hours before grouting, and keep heavy furniture, appliances, and knee drops off longer than that. Thinset keeps gaining strength well past day one. Walking early shifts tiles, opens joints, and breaks the bond. If you must cross the room, lay plywood paths and step in tile centers.
Most ceramic and porcelain tile does not need sealing, though some polished porcelain stains without it. Most natural stone does need sealing. Grout almost always benefits from a sealer once cured, except epoxy grout. Test with a few drops of water: if it soaks in and darkens the surface, seal it.
Leveling systems use clips and wedges to pull adjacent tiles flush while the thinset cures, eliminating lippage — the height difference you feel as a sharp edge underfoot. For large format tile they are close to essential, especially for first-timers, because big tiles magnify every substrate imperfection. They cost real money and add a step, but they forgive mistakes that technique alone will not.
Usually one of four causes: hot dry substrate sucking the water out, working past the pot life, adding water after the slake to revive dead mortar, or an old or half-open bag. Thinset has about two hours of pot life; once it skins over, throw it out, because adding water after slaking breaks the chemistry. Wet down hot floors, mix smaller batches, and never use hardened bags.
Let the grout set until a dry haze forms, then buff with a clean dry microfiber cloth before it fully hardens. Then go over the tiles with a well-wrung sponge and clean water, rinsing the sponge constantly. Stubborn haze comes off with a haze remover or diluted vinegar pass, but never scrub across the joints with anything abrasive, or you will dig the grout back out.
